MEETING TIME AND BUDGET CONSTRAINTS As evidence of our ability to meet time constraints,we offer the following current projects as examples with references: AT&T Maitland Summit This project involved Space Programming,Planning,Design and Construction Documents for 90,000 SF of corporate office space within the Maitland Summit Project. Time Frame Design Services: Three Months G Project Status: Completed on Schedule Client Contact: Ken Jepson(407)660-4280 Orange County High School"CCC" 41 This project involved the Design and production of Construction Documents for a 360,000 SF High School Facility. Time Frame Design Services: Nine Months Project Status: Completed on Schedule Client Contact: Bob Gallardo(407)352-0031 Ext.5206 Church of the Annunciation 410 This project involved the Master Planning,Design and Construction Documents for a 30,000 SF Multi Purpose Facility for the Church of the Annunciation. Time Frame Design Services: Six Months 6 Project Status: Completed on Schedule Client Contact: Father Patrick Caverly(407)869-9472 As evidence of our ability to control costs,we offer the following description of our cost control methods and examples of recent projects: The Schenkel&Shultz approach to cost estimating and cost control is based upon two complementary methods. The first method involves our own internal cost data 410 files maintained on computer systems with information derived from past projects. This information enables us to analyze a project with our consultant team during the early program and schematic design phase to make realistic choices of building systems. The building and costs will be analyzed from a systems approach recognizing that controlling the cost of each system allows for a better control of the overall budget. As an example, the structural cost is approximately 10%to 15%of the overall building cost. Each building system such as the roof system, exterior walls,HVAC electrical, etc. can then be tracked in this manner. This understanding of the individual systems is applied immediately at the start of program and schematic design phases to insure that cost and aesthetics are developed simultaneously. The Project Director then monitors the entire design team for conformance with the established building systems and budgets. d 4 4 4 SCHENKELSHULTZ The second method of monitoring costs involves the services of a professional cost control consultant,Blundall Associates,Inc. We will involve Blundall Associates,Inc.during the program review, schematic, design development and construction document phases of the project to assist with the establishment of detailed cost estimates and project budget parameters. Once again, the estimates will be based upon individual building systems and provide a level of detail based r upon quantity take-offs. This level of detail at the schematic and design development phase of the project allows the entire design team the advantage of making decisions based upon detailed cost information. The design team may then adjust individual building systems as required to conform to the established r project budgets. r These examples represent our ability to control costs through the methodology outlined above. We recognize that our success in controlling project costs is 4 directly attributable to the ability of our Project Director to control the individual team members at all phases of the design process. It is therefore, a combination of strong project management skills and the utilization of the tools and methodologies outlined above which will enable Schenkel&Shultz to design the City of Ocoee within the allocated budgets. DISCUSS THE ADVANTAGES/DISADVANTAGES OF CONSTRUCTION MANAGEMENT 6 ADVANTAGES FOR CM 4 Early input on systems cost and schedule. Involves the construction industry representative in the relationship with the Owner and the Architect. Cost savings go directly to the Owner. ►' The team involves the Owner and the Architect and the Construction Manager. 4 Provides a greater degree of control for the Owner on large construction projects 4 $15,000,000 and above. DISADVANTAGES OF CM Increased paper work for the Owner with multiple prime contracts. Requires greater degree of coordination with the Owner. The inefficiencies exist on smaller projects$10,000,000.00 and under. There is no single source of responsibility for the project if the CM is the Owners agent. 6 11. Formed in 1958,Schenkel &Shultz, Inc.is a one hundred person, full service Architectural,Interior fir Design Firm providing excellence in design. The firm has a vast amount of Municipal and Governmental experience ranging from City Halls, Correctional Institutions,Fire Stations through the Programming and Master Planning of Interior Space. 4 The firm's approach to programming, master planning, architecture and interior design responds to dynamic and functional problems directly affecting people: r communications, work flow and inter-relationships. Satisfying human environments are rarely accidental and cannot be achieved by the designed alone. They are the successful result of a close and trusting relationship r between the client and the design firm. Planning efficiencies, operating economies, interior furnishing systems, durable materials and material finishes must be translated into quality space for productive work 6 environments. Our objective is to arrive at quality design statements that have both aesthetic and 6 functional relevance. 4 The unique combination of architectural and interior strengths allows Schenkel&Shultz to offer a comprehensive design team, fully capable of addressing the economic and practical aspects of the Ocoee City Hall and Police Station, while providing excellence in design services. 6 We look forward to serving the City of Ocoee.
